These Terms & Conditions ("Terms") govern your access to and use of the website host-eretz.com and the related services operated by HOST ERETZ LTD, Israeli Company No. 516767365, registered office Shavazi 59, Tel Aviv-Yafo, Israel ("Host Eretz", "we", "us"). By browsing the site or contracting our services, you accept these Terms in full.
1. Services
Host Eretz provides boutique short and mid-term property management for residential homes in Tel Aviv, including marketing, listing distribution, guest communications, check-in and check-out, housekeeping coordination, maintenance follow-up, accounting reports and dedicated owner support.
2. Eligibility
You must be at least 18 years old and legally able to enter into a binding contract to use our services.
3. Bookings & owner relationship
Bookings are subject to the conditions of the platform on which they are made and to the relevant Guest Terms. We act as a manager on behalf of property owners under a written Owner Management Agreement.
4. Pricing & fees
Owner management fees and guest rates are agreed individually and documented in the relevant contract or platform listing. Quoted rates may exclude VAT, cleaning, city tax, security deposit and platform fees.
5. Payments
Guest payments are processed by the booking platform or by a regulated payment service provider. Owner payouts are made by bank transfer according to the schedule defined in the Owner Management Agreement.
6. Intellectual property
All content on this site (text, photography, video, illustrations, code, brand) is owned by HOST ERETZ LTD or licensed to it. You may not reproduce, distribute, modify or create derivative works without our prior written consent.
7. Liability
To the maximum extent permitted by law, Host Eretz is not liable for indirect, incidental, special or consequential damages arising from the use of the website. Nothing in these Terms limits liability for fraud, gross negligence, wilful misconduct or any other liability that cannot be excluded under applicable law.
8. Force majeure
Neither party is liable for delay or failure caused by events beyond reasonable control, including natural disasters, strikes, security situations, government actions and major service-provider outages.
9. Governing law & jurisdiction
These Terms are governed by the laws of the State of Israel. The competent courts of Tel Aviv-Yafo have exclusive jurisdiction over any dispute.
10. Changes
We may revise these Terms at any time. The current version is always available on this page; the "Last updated" date above indicates the latest revision.
