Airbnb or mid-term rental in Tel Aviv: which suits your apartment?

Nightly stays on Airbnb or furnished stays of a few months: the questions to ask for an apartment in Tel Aviv.

Living room of a furnished apartment in Tel Aviv

You own an apartment and are weighing up Airbnb or mid-term rental in Tel Aviv: rent it by the night, or to guests who stay for several weeks or months? There is no single right answer. These are the questions we ask owners.

Do you use the apartment yourself?

If you spend a few weeks a year in Tel Aviv, short stays keep your calendar open. With mid-term stays, you need to plan your own dates well ahead.

Where is the apartment?

Near the beach, the Carmel Market or Rothschild, there are plenty of Airbnb guests. On a quieter street, such as in the Old North, families and professionals often look to stay longer.

What about the building?

Frequent changeovers mean suitcases on the stairs, and neighbours notice. Some va'adei bayit are fine with it, others less so. Mid-term stays are often easier on the building.

How much time do you want to give it?

Short stays need more follow-up: check-ins, check-outs, cleaning, messages. Mid-term stays need less, but each guest stays longer, so choosing them matters more.

Wear and tear

Fewer changeovers mean less laundry, fewer cleanings and usually less wear. But a well-kept apartment rents well either way.

Why not both?

Many apartments alternate: mid-term stays in the quieter months, short stays during the season and the holidays. This mix can be worth considering if it fits your dates and the building's constraints.

Every apartment is different. The simplest way is to talk: we look at your apartment and tell you honestly what suits it.
