Owning an apartment in Tel Aviv while living abroad

Keys, guests, cleaning, repairs, accounts: what to expect from property management in Tel Aviv when you live far away.

Residential street with apartment buildings in Tel Aviv

You live in France, the US or elsewhere, and your apartment is in Tel Aviv. The question is not only how to rent it. It is knowing what happens there when you are not around.

What worries owners most

A leak on a Friday afternoon. A guest who cannot find the keys. A tradesman who does not show up. Accounts that make no sense. Simple things, but from a distance they weigh more.

What to expect from property management in Tel Aviv

  • One person to talk to, who knows your apartment.
  • Quick answers, for you and for your guests.
  • A written report every month: bookings, income, expenses, work done.
  • Tradespeople chosen for their work, with no hidden commission, and a quote explained before non-urgent work begins.
  • Real knowledge of the city: the neighborhoods, the buildings, the va'adei bayit.

Questions to ask before you sign

  • Who answers when something goes wrong?
  • How will I be kept informed, and how often?
  • How are tradespeople chosen?
  • How much can you spend without my approval? And how do you handle an emergency that cannot wait?
  • What happens if I want to stay in the apartment myself?
  • Can I switch from short-term to mid-term stays?

How we work

Since 2018, Host Eretz has managed apartments in Tel Aviv only, often for owners who live abroad. Mickael, the founder, is still the person behind Host Eretz. We answer in English or French.
